How to Choose an Inspector →Residential Inspections
From first-time buyers to seasoned investors, every residential inspection is a thorough, documented evaluation of the property's condition.
Pre-Purchase Inspection
The most important inspection you'll ever order. A thorough evaluation of the home you're considering buying — structure, systems, roof, foundation, electrical, plumbing, HVAC, and more — so you know exactly what you're getting into before you sign.
Pre-Sale Inspection
Identify issues before listing so you can address them on your terms, price the home accurately, and avoid surprises during the buyer's inspection. Sellers who inspect first negotiate from a position of knowledge.
One-Year Warranty Inspection
Most new home warranties expire after one year. This inspection identifies defects and workmanship issues before your builder's warranty runs out — giving you documentation to support warranty claims.
Maintenance Inspection
A proactive assessment for homeowners who want to stay ahead of repairs. Catch small issues before they become costly problems and keep your home in peak condition.
New Construction Inspections
New doesn't mean perfect. Builder schedules, subcontractor turnover, and inspection backlogs mean defects get buried. Independent inspections at each phase protect your investment.
Phase I — Pre-Pour / Foundation
Inspection of the foundation forms, rebar placement, and site conditions before concrete is poured. Errors at this stage are extremely costly to correct after the fact.
Phase II — Rough-In / Framing
Inspection during framing, before insulation and drywall cover the structure. Catches structural issues, improper framing, and rough-in defects in electrical, plumbing, and HVAC while they're still accessible.
Phase III — Pre-Walkthrough
A complete inspection before your final walkthrough with the builder. Identifies defects, incomplete work, and items that need to be addressed before you accept delivery of your new home.
Specialty & Testing Services
Beyond the standard inspection — specialized testing and investigation services that go deeper when the situation calls for it.
Radon Testing
Colorado consistently ranks among the highest radon-affected states in the nation. Radon is the second leading cause of lung cancer in the US. Professional short-term and long-term testing with certified equipment.
Infrared Thermal Imaging
Non-invasive scanning with a thermal camera reveals hidden moisture intrusion, insulation gaps, air leakage, and electrical hot spots that are completely invisible to the naked eye. Included or available as a standalone service.
Moisture Investigation
Targeted investigation to pinpoint hidden moisture intrusion — behind walls, under floors, in crawlspaces — before it becomes mold, rot, or structural damage.
Deck Inspections (NADRA)
Specialized deck safety inspections following North American Deck and Railing Association standards. Decks are one of the most frequently overlooked safety hazards in residential properties.
Commercial & Other
The same engineering rigor applied to residential work, scaled for commercial properties and specialized documentation needs.
Commercial Inspection
Thorough evaluation of commercial properties — retail, office, light industrial, and multi-family. Structural systems, mechanical, electrical, plumbing, roofing, and site conditions assessed with an engineering background.
Insurance Inspection
Documentation-grade inspections for insurance underwriting and coverage requirements. Detailed reports with photographs suitable for insurance carrier submission.
